Inspections

Do I really need a home inspection?

Yes, and this is where my background helps. I'm an InterNACHI Certified Professional Home Inspector (NACHI26011524), so I know exactly where problems hide: panels, roofs, drainage, additions without permits. A thorough inspection either protects your investment or gives us real leverage in negotiations. I never recommend skipping it to 'win' a deal.

Can you inspect my home, and what do you inspect?

Yes. As an InterNACHI Certified Professional Inspector I inspect all components from foundation to roof, structure, electrical, plumbing, HVAC, roofing, drainage, and more, for single-family homes, condos, townhomes, and mobile/manufactured homes. How soon do I get my inspection report?

Escrow

What actually happens during escrow?

Escrow is the neutral period between accepted offer and closing, usually 21–30 days. A neutral third party holds funds while we complete inspections, appraisal, loan approval, title review, and final walkthrough. I coordinate every deadline so nothing slips, and translate the paperwork into plain English at each step.
